Property Management Services

The following is a brief forward of some of the standard services provided to our clients:

  • Collect rents
  • Make mortgage/contract payments
  • Make real estate property tax assessment payments when due
  • Negotiate for the most competitive insurance contract (to be approved by owner), make annual payments and handle all claims
  • Prepare and distribute monthly statements of receipts and expenditures to owner
  • Supervise and handle all work on property such as plumbing, electrical, mechanical systems, etc.
  • Provide prompt repairs and maintenance
  • Contract for and supervise all annual services (i.e. snow plowing, spray and fertilizing, etc.)
  • Handle all tenant problems (maintenance, complaints, evictions, collections, etc.)
  • Verify and pay all bills on owners behalf
  • Supervise any improvements owners may wish to make
  • Inspect each Spring for exterior painting, roof repairs, etc., and make recommendations to the owners
  • Single family units (duplexes) – advertise, show, screen, prepare necessary paperwork to place individual tenants, do inspection upon vacating and properly disburse tenant deposits
  • Apartment Communities – train and supervise staff
  • An operating budget for multi-family and commercial properties
  • A report and recommendation on market conditions

Accounting and Reporting

At approximately the first week of every the month, a property owner will receive:

  • The prior month’s detailed operating statement
  • A schedule of individual receipt and disbursement items
  • All paid invoices for the prior month
  • A letter reviewing occupancy status and explanation of any unusual or higher than normal operating expenses
  • Information on and a discussion of any other items a property owner should or would like to know about
  • Disbursement check, or receipt for disbursement deposited into owner’s account

We believe it is extremely important that the owners understand the condition of their property, how it competes in the marketplace, and be given the opportunity to participate in decisions regarding replacements or improvements.

Cost Control

At Moland Management we are in a position to negotiate quantity purchases of many items such as electrical and plumbing supplies, paint, carpet, draperies, appliances and advertising at prices below what is available to the majority of our competitors.

We negotiate hourly labor rates and/or fixed prices for certain types of services such as pool care, fertilization and spraying, and snow plowing. Because of the large number of properties we manage, our clients enjoy discounts on labor costs for the majority of standard repairs and maintenance.

In today’s competitive market rental environments it is absolutely essential to continuously create advertisements that stand out from your competitors that doesn’t cost the client a fortune. We develop and market through both conventional and non-conventional media sources at the highest possible return for each dollar invested.

While our marketing resources are constantly being reviewed and measured for return, we currently employ the following methods of marketing:
